The real estate project Salzgries 12 is located in Vienna’s 1st district and was transformed into a high-quality office location as part of extensive renovation measures. The building date back to the turn of the century and was previously used as a hotel. The aim of the project was to preserve the historical structure while creating modern, ESG-compliant office spaces with a high quality of stay. The building includes a basement, ground floor, several upper floors, as well as usable outdoor and terrace areas. The planning focused on creating modern office spaces, efficient building technology, and fire safety upgrades. The existing retail spaces on the ground floor were remained in commercial use. ESG criteria were also taken into account: energy efficiency, façade renovation, renewable energy, and sustainable building materials were integral parts of the concept.
