State Service Center (LDZ) in the City of Salzburg – DELTA Service is Accompanying Control

Since 2020, DELTA (together with Drees&Sommer, formerly PM1) has been providing “accompanying control” services for the LDZ project, which involves the construction of a new state service center in the city of Salzburg. In close proximity to Salzburg’s main train station, a new and central service center for citizens is to be built, accommodating up to 1,200 employees of the State of Salzburg on approximately 59,000 m² of GFA.
The office and administrative building, designed by the architecture firm Burtscher-Durig using BIM, extends over 13 floors (three of which are underground) and aims for a klimaaktiv certification. During the tender process for the construction work, a joint venture of HABAU and Swietelsky emerged as the successful bidder in the form of a GU+ in Q3/2023. The user-side project management is carried out by MOOCON, which operates within a total cost framework of approximately 300 MEUR. Despite adverse weather conditions in recent months (various heavy rain events), excavation, pressure concrete, and initial shell construction work are proceeding on schedule, and completion is currently expected by the end of 2026.
