Project Description

The building is located in a very prominent spot on Mariahilfer Straße and was completed in the early 1990s. Currently, it is used only partially as retail space for a large fashion chain and, in one section, by a fitness center. A large portion of the building stands vacant because, due to rapidly changing consumer shopping behavior, there is less demand for local retail space.

To make optimal use of the building and its location again in the future, the owners developed the idea of locating a hotel on the upper floors while continuing to use the lower floors for retail. The fitness center was also to remain at the location. In addition, hotel guests were to be given the opportunity to use the fitness center.

The objective of the Feasibility Study was, on the one hand, to conduct a detailed assessment of the current condition and a rough evaluation of existing risks, and, on the other hand, to prepare a Feasibility Study regarding the potential implementation of the planned hotel project, including the relocation of the existing tenants’ areas. Particular emphasis was placed on evaluating the structural, seismic, and fire safety options. The architectural study developed by DELTA demonstrated the potential for space utilization while adhering to the volumetric limits specified by the zoning designation.

Particular emphasis was placed on minimally invasive, low-carbon, and energy-efficient Planning, as well as on the sustainable use of existing resources. As part of a BREEAM Pre-Check, the feasibility of the certification requested by the client was assessed. The potential for maximizing the use of photovoltaic systems was also examined.

To ensure the building can be operated in a resource-efficient and energy-efficient manner, an energy and building concept tailored to the project was developed. This Feasibility Study is intended to facilitate the further development of the project in collaboration with potential hotel operators and existing users, as well as to lay the groundwork for the implementation of a sustainable project.
