Hagibor KAPPA: DELTA Group Supports One of Prague’s Most Ambitious Urban Developments

The Hagibor district, located between Prague’s Strašnice and Vinohrady neighbourhoods, is among the capital’s most ambitious development projects. On 78,000 m², a modern urban area is emerging that blends residential buildings, office facilities, and high-quality public spaces designed by world-renowned landscape architect Michel Desvigne.

The DELTA Group has been involved from the very beginning, bringing its international expertise from the Czech Republic, Austria, and Slovakia. After supervising ALFA, BETA, GAMMA, and DELTA, the team now oversees the fifth building, KAPPA, ensuring execution quality, schedule and cost control, and transparent communication across all project partners. Advanced digital tools such as BIM, CDE platforms, and ESG reporting support the project’s efficient delivery.

KAPPA: Technically Advanced Construction with a Focus on Comfort & Sustainability

KAPPA is being constructed on an irregular plot of approx. 60 × 100 m and includes:

• 2 underground levels with 255 parking spaces
• 9 above-ground floors, transitioning into four towers from the 6th floor upward
• 253 residential units ranging from 1-bedroom to 5-bedroom apartments, each with a terrace or loggia

A green enclosed courtyard and an active ground floor with retail and gastronomy provide urban vibrancy and connect the building to the broader block development of Vinohrady.

The project aims for BREEAM certification, reflecting strong environmental responsibility and long-term sustainability. Smart-home systems, individual air conditioning, and underfloor heating enhance energy efficiency and user comfort. KAPPA follows the success of the LEED Platinum–certified Hagibor OFFICE buildings.
