MARINA TOWER Vienna: High, near and multifaceted at the same time

The MARINA TOWER in Vienna was successfully handed over this year in February. 511 apartments and additional space for various uses are located in the 140m high tower. The height of the residential building, the quality of the finishing as well as the special request processing for the owners distinguish the project.
In 2018, construction started on what is currently the tallest residential tower in Vienna, commissioned by BUWOG & IES Immobilien. DELTA was responsible for the local site supervision and technical construction supervision for the last 4 years and managed the special request processing for the owners. This included detailed work such as new furnishings for the apartments and much more.
The new MARINA TOWER residential building houses over 500 apartments on 41 floors, a fitness center, a kindergarten, a supermarket, and additional commercial space in the base area. The majority of the apartments are already occupied – the remaining apartments offer a wide range of sizes from approx. 40 to approx. 300m2. The Marina deck extends from Handelskai to the Danube Canal and thus not only provides residents with a great view and a feel-good ambiance but can also be used by the public.
The implementation of special requests and the wishes of the commercial tenants were managed by DELTA and had to be integrated into the tight construction schedule. The pandemic situation on the construction site and its impact on all parties involved was also a challenge in the large-scale project but was overcome through good time management.
Flexible workflows with Datenpool
Datenpool was used in this project for plan and product releases. In addition, all execution plans as well as the work and assembly plans could be released directly on the Common Data Environment. Workflows were used in an innovative way: Due to their flexibility, they could be adapted to the current plan at any time.
The planners and architects were able to control the workflow themselves, ensuring that only those people who needed to check something received the plan. This creates flexibility and efficiency despite the large number of people involved, as well as easy-to-follow project documentation that keeps all data and processes available at all times, both during and after completion of the project.
