Social Design in Building Projects at DELTA: Achieving success together with LEAN, ECI & IPA

Partnership is not just a buzzword, but a living practice at DELTA. This was impressively demonstrated at the “Partnership with Construction Practice” event organized by the Austrian Association for Construction Technology (öbv) on October 23-24, 2025.

Hildegard Utermoehlen (DELTA), Daniel Deutschmann (Heid & Partner Rechtsanwälte) and Andrea Renezeder (dm drogerie markt Austria) presented the IPD-large-scale project dm VZ Kronstorf.

Integrated project management as a model for the future

DELTA relies on innovative management models such as IPD (Integrated Project Delivery) or ECI (Early Contractor Involvement) as a logical further development of partnership-based cooperation. They are all based on a common understanding: early involvement of all project participants, open communication, and a shared commitment to the success of the project. While IPD typically involves sharing opportunities and risks and making decisions by consensus, ECI focuses more on the early integration of execution expertise into the planning phase. In both cases, a culture of transparency, responsibility, and appreciation is created—and with it, the basis for efficiency, quality, and cost-effectiveness, especially in complex projects.

Best practice: TECTI headquarter in Wels

A prime example is the TECTI headquarter in Wels, realized by teambau, a DELTA Group company. Early involvement of all partners and LEAN Management enabled schedule and cost certainty despite delivery bottlenecks. Subsequent extensions were quickly integrated, and the deadline remained unchanged. “Trust and reliability led to an excellent result in the shortest possible time,” emphasizes Andreas Dopplmair, Managing Director at DELTA & teambau. This is also confirmed by client Philip Wimmer (TECTI Group): “You can feel that the entire team is pulling in the same direction—the project goal was a shared goal.”
