New TECTI headquarters – Crisis-proof project completion with lean management

The new headquarters for the TECTI Group in Wels is a prime example of successful project management by the total contractor teambau. Despite the current delivery bottlenecks, the use of lean management ensured that deadlines and costs were guaranteed in another successful teambau project. The early and direct involvement of all partners from the planning phase played a central role in the building optimization and target achievement of the client.
Office, production & warehouse from one source
Within the scope of the project, a two-story office as well as a production and warehouse hall were built. The design of the outdoor facilities including fencing for parking, logistics, infiltration, and green space design was implemented too. A photovoltaic system on the roof of the hall ensures a resource-saving energy supply. While an air source heat pump serves the optimal heat supply, this is additionally supported by a floor slab activated as buffer storage in the hall. teambau accompanied the project as a total contractor with general planning and local construction supervision.
After the start of construction, the client expressed the wish to enlarge the hall by 50%, which was obviously a great challenge. All effects (costs, deadlines, construction sequence, etc.) were immediately evaluated and responsibilities were specified in order to integrate the project expansion and construction sequence in a short time. Thanks to lean management, the originally set completion date was complied with despite the project extension.
Thanks to the high-quality standards of teambau and its partner companies, the project follow-up and thus the burden on ongoing operations was significantly reduced. The optimization of the deployment of the trades and the interaction of all those involved ultimately led to a successful result.
Early cost and schedule guarantee with lean management
A conventional schedule seems indispensable in construction projects. However, long delivery times, price increases, and staff shortages on the construction site are now the norm. Especially in volatile times like these, planning with LCM (Lean Construction Management) offers a better option than the traditional schedule – through more flexible, faster, and more transparent processes.
Only 6 months passed from the commissioning to the start of construction. The use of LCM also enabled the exceptionally short construction period of only 10 months to be met. The minimal increase in construction costs (excluding project expansion) of 1.4% is also due to the spirit of partnership within the team as well as the rapid and efficient project execution through the lean methodology.

Thanks to the high level of trust in the DELTA Group and teambau, correspondence was also reduced to a necessary minimum.
