Bern.Dorf – A place that creates opportunities
29. June 2026
Where furnaces were once manufactured, industrial halls are being transformed into open workshops, innovation labs, shared workspaces, sports courts, and event venues.
And you can feel it: the fire remains. Bern.Dorf in Mödling’s Fabriksgasse is a compelling example of the potential that lies in transforming existing sites. The quarter may not become a village in the traditional sense, but it becomes a place where things are created. Inspired by the spirit of a close-knit village community, the central green at the heart of the development comes alive, giving Mödling a new village square.
For us at the DELTA Group, this project is a prime example of how brownfield development, sustainable quarter development, and interdisciplinary collaboration can work together.
Our services for the project:
- teambau, DELTA – ECI management, general planning (Andreas Dopplmair, Robert Jaksche Bmst. DI)
- Delta Pods Architects – Architecture (Thomas Wolf): The new office rental property (client: Berndorf Immobilien) is being realized as a compact, four-storey timber structure that combines sustainable construction with a high degree of functional flexibility. Double-height atriums create open sightlines, encourage interaction, and provide bright, inspiring work environments.
- DELTA, Consulting, Integrated Consulting – Sustainability consulting and certification with the goal of achieving ÖGNI Gold (Marc Guido Höhne).
- VATTER & Partner ZT-GmbH – Building physics (Edina Majdanac).
- CMb.industries – Site development and brownfield development with Chris Müller.
- Novale – Part of the operating company with Werner Arrich and Maria Marlene Dietrich
Bern.Dorf embodies a transformation that we support in many projects: reimagining existing resources, preserving history, and at the same time creating space for new uses, community, and innovation.
A place that creates opportunities. A place that brings people together. A place with a future.
Many thanks to Berndorf Immobilien AG for their trust, as well as to all project partners and team members for their dedicated and collaborative work.
