Bern.Dorf – A place that creates recognition

Best practice in land recycling and the redevelopment of brownfield sites – Bern.Dorf in Mödling is being recognized by the Federal Ministry of Agriculture and Forestry, Climate and Environmental Protection, as well as Kommunalkredit Public Consulting (KPC).

Excerpt from the Ministry’s statement:

Land recycling: Brownfield site in Mödling transformed into a sustainable multi-purpose area

Following the closure of an industrial production site at Fabriksgasse 1–3 in Mödling, an area of approximately 18,000 m² was made available for a new use. Based on a comprehensive development concept by Berndorf Immobilien AG, an important step has now been taken towards sustainable urban development and the responsible use of land. A versatile site has been created that combines economic, ecological and social aspects and makes an important contribution to revitalizing the town centre.

Development concept for sustainable reuse

Development objectives serving the public interest were first defined for the site. Based on these objectives, three scenarios for its future use were developed and assessed according to ecological, economic and social criteria. The recommended option provides for the preservation and refurbishment of all existing buildings and positions the site as a versatile “multi-purpose area”.

Former industrial site becomes a new place to live and work

Existing industrial halls are gradually being transformed into workshops, think labs, shared workspaces, sports facilities, event venues and pop-up shops. The first parts of the site were already presented to the public at an opening event at the end of July 2026.

Less land consumption and greater climate protection

The reuse of brownfield sites makes an important contribution to avoiding further soil sealing and reducing the consumption of undeveloped land. At the same time, continuing to use existing buildings helps conserve valuable resources and avoid greenhouse gas emissions. Particular emphasis is also being placed on preserving existing trees and vegetation, thereby protecting biodiversity and reducing local heat islands. In this way, the project supports key objectives of the land recycling funding programme.

Funding supports the development

The cost of preparing the development concept amounts to approximately EUR 118,000. As part of the land recycling funding programme, EUR 60,000 in funding was provided. The funding is administered by Kommunalkredit Public Consulting (KPC) on behalf of the Federal Ministry of Agriculture and Forestry, Climate and Environmental Protection, Regions and Water Management (BMLUK).
